Enclave has acquired Trade Distribution Center, a 235,000-square-foot industrial facility located at 2400 Trade Drive in Cullman, Alabama. The acquisition expands Enclave’s investment platform and introduces a new Delaware Statutory Trust (DST) opportunity, with capacity to accept up to $9.3 million in equity from accredited investors, including those pursuing tax-deferred 1031 exchange strategies.

The property is strategically located along Interstate 65 in North Alabama’s manufacturing corridor, providing direct access to major automotive, aerospace, and industrial employers throughout the region. Situated on 11.88 acres, the facility features 36-foot clear heights and 31 overhead doors, providing the infrastructure needed for large-scale distribution operations.
Trade Distribution Center is fully occupied by RESRG Automotive, a Tier-1 automotive supplier that supports production operations for Mercedes-Benz, Toyota, Mazda, Honda, Hyundai, and Kia.
The facility serves as a critical component of the tenant’s supply chain network and is backed by a long-term lease structure. It is also adjacent to the main RESRG manufacturing plan, which is a mission-critical part of the RESRG operating platform around the southeastern United States.
The acquisition expands Enclave’s national footprint into a high-growth industrial market anchored by major automotive employers and a strong manufacturing presence. As one of the Southeast’s premier auto-producing hubs, North Alabama maintains an industrial vacancy rate near 3%, driving sustained demand for well-located distribution spaces.
