Shenzhen, one of China's megacities, has seen a notable increase in new home transactions since the start of 2025, along with a decline in the time needed to clear commercial housing inventory to a four-year low, according to the Leyoujia Research Center, a local housing agency.
As of July 6, Shenzhen had recorded 22,482 new home transactions. Of these, 15,446 are pre-sale homes, marking a 21.7 percent increase compared to the same period of last year. Additionally, the inventory digestion period for pre-sale homes is currently 7.7 months, the shortest for this period in nearly four years, data from the research center showed.
"Compared to the past four years, the inventory digestion period has decreased. It used to be as long as nine to even 10 months. As the property market stabilizes and shows signs of recovery, buyer confidence is growing stronger," said Wu Xiaolong, vice president of marketing of a real estate agency in Shenzhen.
The home upgrade demand of property buyers rose in the first half of this year, and the transactions of medium-sized and large homes have increased for two consecutive years. These contribute to a continued reduction in the inventory digestion period for commercial housing.
"As of now, nearly 80 percent of our inventory has been disposed of. We now receive around 1,000 groups of visitors each week. The primary buyers coming to our project are those seeking to upgrade their homes, making up more than half of our overall buyers," said Chen Sen, a real estate marketing director in the city.
