Draft Clear Water Bay Peninsula North Outline Zoning Plan approved
The Chief Executive in Council has approved the draft Clear Water Bay Peninsula North Outline Zoning Plan (OZP).
"The approved OZP provides a statutory land use planning framework to guide the development and redevelopment within the Clear Water Bay Peninsula North area," a spokesman for the Town Planning Board said today (April 17).
The planning scheme area, covering about 498 hectares, is located to the immediate east of Tseung Kwan O New Town separated by the steep slopes of Razor Hill and Sheung Yeung Shan. It is fronting Ngau Mei Hoi (Port Shelter) in the east and bounded by steep wooded hillslopes in the north, west and south.
The approved OZP has incorporated amendments shown on the draft Clear Water Bay Peninsula North OZP No. S/SK-CWBN/7, which mainly involve rezoning a site near the junction of Clear Water Bay Road and Ngan Ying Road from "Green Belt" to "Government, Institution or Community (1)" for the proposed campus extension of the Hong Kong University of Science and Technology; and rezoning a site in Tai Po Tsai from "Comprehensive Development Area (1)" to "Residential (Group B)" to reflect the as-built condition of a completed residential development.
The Notes and Explanatory Statement of the OZP have been amended to reflect the above amendments. Opportunity is also taken to update the general information of various land use zones and the planning circumstances, where appropriate.
The approved Clear Water Bay Peninsula North OZP No. S/SK-CWBN/8 is available for public inspection during office hours at (i) the Secretariat of the Town Planning Board, (ii) the Planning Enquiry Counters, (iii) the Sai Kung and Islands District Planning Office, (iv) the Sai Kung District Office, and (v) the Hang Hau Rural Committee.
Copies of the approved OZP are available for sale at the Map Publications Centre in North Point. The electronic version of the OZP can be viewed on the Town Planning Board's website (www.tpb.gov.hk).
