In moving to Avenue of the Americas, A&S is planting its roots in one of the city's most prominent business corridors, positioning itself among the many legal, real estate, and financial firms that line the avenue.

"Our attorneys work every day on sophisticated real estate transactions, and our new physical space matches the caliber of our clients and the deals we facilitate," said Managing Partner Terri Adler. "A&S has built a stellar reputation as a premier real estate law firm by combining deep industry knowledge with a forward-looking approach to the issues shaping commercial real estate."

Adler added, "As the industry continues to evolve, we see tremendous opportunity to build on that foundation by expanding our capabilities, attracting exceptional talent, and continuing to deliver the sophisticated counsel our clients have come to expect from A&S. Our new headquarters reflects that momentum and positions us well for the next chapter of our firm's growth."

Cofounded in 1997 by Bruce Stachenfeld and Terri Adler, A&S has established itself as one of the country's most comprehensive real estate legal practices. The firm advises clients across the full spectrum of the real estate capital stack, with practices spanning sales and acquisitions, leasing, development, finance, litigation, and tax, as well as complex corporate structures involving platform investments, joint ventures, and fund formation. Its attorneys have also been industry leaders in a host of emerging real estate specialty areas, including NYC tax and zoning incentives, Local Law 97, C-PACE, and ground lease financing.

"How did it happen that the firm is almost 30 years old? That’s a long time to do anything," said Chairman Bruce Stachenfeld. "It reminds me that a law firm is nothing more than a collection of lawyers who want to practice together and clients who believe in us. I'm incredibly proud of what we've built, and our new offices mark an exciting next chapter. I look forward to introducing our clients to the new space as soon as we settle in."

A&S' attorneys handle billions of dollars of real estate matters annually on behalf of their clients and have facilitated some of the real estate industry's most complex and innovative transactions.

NEW YORK (AP) — Journal entries kept by Pope Francis before and during his papacy will be published this fall for the first time.

Image, an imprint of Penguin Random House Christian Publishing Group, announced Monday that “The Private Diary of Pope Francis” will be released in English and four other languages on Nov. 24.

According to Image, the book will provide an “extraordinary glimpse" into the late pontiff's “hopes and fears, struggles and prayers.” It will be issued in partnership with Libreria Editrice Vaticana, or LEV, the Vatican Publishing House.

The writings span from December 1992, just over a decade before he became pope, to August 2024, eight months before he died and was succeeded by Pope Leo XIV. The English-language edition of his private reflections was translated from the Spanish original by Sister Bernadette Reis and edited and annotated by Víctor Manuel Fernández, an Argentine cardinal who heads the Dicastery for the Doctrine of the Faith.

Born Jorge Mario Bergoglio, Francis was a native of Argentina and history's first Latin American pope. He was known for his down-to-earth style and emphasis on humility, including visits to poor countries with persecuted Christian minorities rather than the traditional strongholds of Catholicism. At the start of the coronavirus pandemic, from an empty St. Peter's Square, he called for “all of us to row together, each of us in need of comforting the other.”

At times, he was controversial. He angered some conservatives with his outreach to LGBTQ+ Catholics and was widely criticized for saying that those who accused Chilean Bishop Juan Barros of helping to protect the alleged pedophile Rev. Fernando Karadima had committed slander. In 2016, commenting on then-presidential candidate Donald Trump's vow to build a wall along the U.S.-Mexican border, Francis said that anyone building a wall to keep migrants out “is not Christian.”

In his lifetime, Francis' books included “The Name of God Is Mercy” and the memoir “Hope.” He died on April 21, 2025 at the age of 88.
