Draft Tsuen Wan Outline Zoning Plan approved
The Chief Executive in Council has approved the draft Tsuen Wan Outline Zoning Plan (OZP).
"The approved OZP provides a statutory land use planning framework to guide the development and redevelopment within the Tsuen Wan area", a spokesman for the Town Planning Board said today (October 9).
The planning scheme area, covering about 743 hectares, includes Tsuen Wan Valley and its adjoining areas and forms part of the Tsuen Wan New Town. The area extends from Wo Yi Hop Road in the east to Yau Kom Tau in the west.
The approved OZP has incorporated amendments shown on the draft Tsuen Wan OZP No. S/TW/40, which mainly involve (i) rezoning a site at Fu Yung Shan from "Green Belt" ("GB") and "Village Type Development" to "Residential (Group B)9" for a private residential-cum-residential care home for the elderly and public vehicle park development; (ii) rezoning a site in Yau Kom Tau from "GB" and "Government, Institution or Community" ("G/IC") to ""Residential (Group B)10" ("R(B)10") for a private residential development with social welfare facilities; and (iii) rezoning a strip of land to the north of the "R(B)10" zone from "GB" to "G/IC" for rationalising the zoning boundaries.
The Notes and Explanatory Statement of the OZP have been amended to reflect the above amendments. Opportunity is also taken to update the general information of various land use zonings and the planning circumstances, where appropriate.
The approved Tsuen Wan OZP No. S/TW/41 is available for public inspection during office hours at (i) the Secretariat of the Town Planning Board, (ii) the Planning Enquiry Counters, (iii) the Tsuen Wan and West Kowloon District Planning Office, (iv) the Tsuen Wan District Office and (v) the Tsuen Wan Rural Committee.
Copies of the approved OZP are available for sale at the Map Publications Centre in North Point. The electronic version of the OZP can be viewed on the Town Planning Board's website (www.tpb.gov.hk).

The approved OZP has incorporated amendments shown on the draft Hung Shui Kiu and Ha Tsuen OZP No. S/HSK/3, which mainly involve (i) rezoning the area from "Other Specified Uses" annotated "Port Back-up, Storage and Workshop Uses" to "Other Specified Uses" annotated "Industry Park" to facilitate the development of Hung Shui Kiu Industry Park; (ii) rezoning three sites in Planning Area 4B from "Residential (Group B)3" to "Residential (Group A)6" for private residential developments; (iii) rezoning the southern site in Planning Area 34E from "Government, Institution or Community" ("G/IC") to "G/IC(1)" for the reprovisioning of the divisional fire station and ambulance depot cum staff quarters; (iv) revision to the building height restriction from three storeys to 50 metres above Principal Datum for "G/IC" zone to the east of Sha Chau Lei for the redevelopment of Pok Oi Hospital Yeung Chun Pui Care and Attention Home; and (v) rezoning a site to the south of Tuen Ma Line Tin Shui Wai Station from "Comprehensive Development Area" to "Residential (Group A)7" to reflect the completed residential development.
