BEVERLY HILLS, Calif.--(BUSINESS WIRE)--Oct 14, 2026--
Kennedy Wilson, a global real estate investment company, has closed on a three-party joint venture with Hulic Co., Ltd. and Fuyo General Lease (USA) Inc. to acquire One South Market, a 312-unit multifamily community in downtown San Jose, California for $176 million. The transaction marks Kennedy Wilson’s fifth joint venture with Hulic and its first partnership with Fuyo General Lease (USA) Inc.

Built in 2015, One South Market is located adjacent to San Pedro Square in the heart of downtown San Jose. The high-rise community features 312 residential units averaging approximately 907 square feet, as well as 6,534 square feet of fully leased ground-floor retail. The property provides residents with walkable access to downtown San Jose’s dining, entertainment and employment centers, including Adobe, Zoom and the Big Four accounting firms, as well as convenient access to Diridon Station, regional freeways and San Jose Mineta International Airport.
“Our acquisition of One South Market is an exciting milestone for Kennedy Wilson as we build on our longstanding partnership with Hulic and establish our first partnership with Fuyo General Lease,” said Kurt Zech, President of Kennedy Wilson’s Multifamily division. “One South Market offers exceptional long-term fundamentals, driven by its prime downtown location, strong employment base and limited new multifamily supply. With its proximity to major employers, transit and the broader Silicon Valley technology ecosystem, the property provides a unique opportunity to invest in a high-quality asset in one of the country’s most dynamic markets.”
The investment exemplifies Kennedy Wilson’s continued focus on high-quality multifamily assets in markets with major employment hubs and limited new housing supply. Downtown San Jose is positioned within Silicon Valley’s broader technology ecosystem, with employers including Adobe, Zoom, Nvidia, Broadcom, Cisco and Samsung.
‘‘We are delighted to make this investment alongside Kennedy Wilson and Hulic, marking our first joint venture collaboration with both companies in North America. By enhancing the quality of life and convenience for local communities, this investment is expected to contribute to a sustainable society. With this partnership as a foundation, we look forward to creating further opportunities together in the future,” said Hiroyuki Motoshita, Managing Executive Officer, Real Estate Department at Fuyo General Lease Co., Ltd.
“We are pleased to have our fifth joint venture investment with Kennedy Wilson and to partner with Fuyo General Lease for the first time. We are currently increasing international investment with trusted partners in areas where continued population and economic growth are expected. We believe this investment in One South Market, a high-quality multifamily community in the heart of downtown San Jose, satisfies our criteria,” said Sohei Okuno, Managing Officer, General Manager of Global Investment Department at Hulic Co., Ltd
CBRE’s Jon Teel represented the Buyer in the transaction.

AUSTIN, Texas--(BUSINESS WIRE)--Oct 14, 2026--
SolarWinds, a leading provider of AI-powered observability, incident response, database management and ITSM software, today announced the launch of Avior™, a standalone, goal-oriented agentic AI system purpose-built for mission-critical IT environments. Built on the SolarWinds ® Platform, Avior will help IT teams securely define goals, coordinate specialized agents, and track progress toward measurable outcomes across hybrid digital ecosystems.

As technology infrastructure grows more complex and business-critical, variable outcomes can introduce unacceptable risk and costs that most IT organizations already quietly absorb in outage minutes, audit exposure, and senior engineering time. AI needs to deliver cost savings, downtime reduction, and overall operational resilience that a team can measure in environments where uptime, security, and overall IT operations are at stake.
Avior is designed to take on first-line work, so teams can not only be more strategic, but also proactively address the needs of their growing digital estates. As a standalone application, it works across products and environments, diagnosing issues or actions from the perspective of an operator, and pursuing goals that span the estate with advanced root cause analysis.
Enterprise AI Built for Trust and Control
Operating within strict security guardrails, Avior features risk-tiered autonomy so that potentially dangerous actions always require explicit human approval. Anchored in AI by Design, the responsible-AI framework SolarWinds applies across its portfolio, Avior safeguards customer environments while keeping humans in the loop through granular audit trails, goal tracking, automated rollback support, data masking, and strict least-privilege tool access.
Avior is also built on three core pillars to help ensure the system delivers powerful outcomes within strict guardrails required in mission-critical environments:
What Avior Can Do for the Enterprise
Avior pairs AI intelligence with a deterministic execution framework that pursues predefined goals within clear guardrails, approval controls, and auditable workflows. This gives IT teams a more controlled and repeatable path from insight to action, helping them move beyond reactive firefighting. Using Avior today, teams can confidently orchestrate a range of operational outcomes, with more on the way:
“IT operations have long been measured by how quickly teams can respond,” said Cullen Childress, Interim CEO and Chief Product Officer at SolarWinds. “But as environments become more complex, distributed, and noisy, reaction time alone is no longer enough. Organizations need to move proactively, reduce operational risk, and build resilience into the way IT work gets done. Avior was designed to meet this moment, helping teams shift from managing alerts to orchestrating outcomes with clear goals, guardrails, and control.”
"As an observability engineer in the healthcare industry, it's my role to ensure that our engineers have the tools and capabilities to ensure that the environment and infrastructure are always performing well so our radiologists can do the jobs they need to do,” said Steven Khan, Observability Engineer, Radiology Partners. “Avior is almost like having an additional teammate who doesn't just show you what happened, but actually sources artifacts and insights as part of a deep dive that you can share and show teammates to explain how the issue happened. Avior's goal-oriented abilities help manage alerts and greatly reduces the amount of time it takes to triage issues, keeping a clean environment."
Avior is available beginning October 14, 2026, through a guided onboarding program. Visit https://www.solarwinds.com/avior to learn more, including information about how SolarWinds is advancing goal-driven AI for modern IT operations.

Frequently Asked Questions:
How does Avior help protect enterprise data?
Your data stays your data. Only the data relevant to a request is sent, and only data the user is already permitted to see. The data stays encrypted and, for self-hosted environments, it moves securely through the Platform Connect directly to the SolarWinds Platform rather than out to a model directly. In addition, customer data is masked and not used to train underlying models.
How was Avior designed with trust in mind?
Avior runs on twenty-five years of SolarWinds telemetry, topology, configuration history, and alerting context — across networks, systems, applications and databases and cloud — plus third-party systems through model context protocol (MCP). Avior works in a goal-oriented control loop, is transparent so you can see every step in its thinking, and it is controlled through fine-grained autonomy controls and safe defaults. Additionally, Avior enforces built-in risk controls, and agents are designed to not act past their engineered limits.
How is Avior different from the in-product AI assistants we already have?
SolarWinds AI assistants are focused on delivering useful assistance within SolarWinds products, bounded by human attention and prompting. Avior is agentic AI designed to work independently within your controls across your digital estate, self-hosted and cloud alike, using combined data from each SolarWinds or third-party product integration you have turned on. Every action is risk-gated, inherits the initiating user’s permissions, and is recorded.
Do organizations need to migrate data or systems to use Avior?
No, teams do not need to undertake any migration project. Avior works with self-hosted and SaaS environments. This allows agents to seamlessly operate across hybrid cloud and on-premises infrastructure.
